​Silver Service is perfect for landlords who simply want a suitable tenant with all preparatory work for tenancy done. This service does not include a monthly charge, as it is a one-time service. It involves:

• Produce report on everything required in making property legal for rental market

• Arrange for all certificates (Gas safe, PAT, EPC, etc.)

• Prepare full inventory (with accompanying photographs)

• Market property using extensive online marketing network

• Tenant Sourcing

• Arrange and attend visits of potential tenants.

• Perform background/credit checks on prospective tenants.

• Respond to potential tenant inquiries.

• Advice on suitable tenants

• Get required references and guarantors for tenants.

• Create legally binding contracts for the tenancy

​Gold service is a fully managed service where we handle all matters relating to the property. It is perfect for landlords who have limited time to manage their property. Given it requires continuous management of the property, it involves a monthly charge. Also, the landlord gets to select the level and mode of communication. Gold service includes all services rendered under silver service as well as:

• Manage and arrange for all repair works

• Arrange the renewal and maintenance of certificates

• Carry out quarterly inspections

• 24/7 point of contact for tenant

• Transfer utilities and council tax to tenant

• Resolve complaints.

• Ensure updated legally required record keeping

• Advise on investment potential and manage all projects undergone on the property
